The two-story building on the northwest corner of U.S. 41 and Seagate Drive housed Barnes & Noble for more than 30 years. In January 2026 it reopened with Pottery Barn and Williams Sonoma inside, and the bookstore moved about a mile south to Park Shore Plaza.
From the parking lot it looked like a simple tenant swap. Inside the open-air center at 5415 Tamiami Trail N., it emptied two large inline stores at the same time. Most of the changes coming back to Waterside this season, from Dior's own entrance to the Vuori store beside Sephora, grew out of those two empty spaces. The rest came from a department store that closed in 2020 and a restaurant lease that ended this spring.
The Inline Spaces the Kitchenware Stores Left Behind
When Williams Sonoma moved out to the outparcel, its old inline unit was split up. Brunello Cucinelli opened in part of it near the end of 2025. On June 11, Dior left the store-within-a-store it had run for years inside Saks Fifth Avenue and opened a 6,000-square-foot boutique. That boutique took another part of the old Williams Sonoma space plus several smaller units next to it.
Pottery Barn's former unit on the eastern side of the center set off a second round. Vuori took 4,000 square feet of it next to Sephora and opened on September 4. The rest of that space, together with the unit Ann Taylor left in January, is being prepared as an 8,500-square-foot new home for Anthropologie. Anthropologie is moving from its large store near the northeastern corner. Naples Press reported in April that the old Anthropologie space could then be split into three new retail units. That would set off a third round of moves from the same original vacancy.

The Leases That Ended So Units Could Be Combined
Not every change was a tenant relocating. Some leases were simply not renewed, so the center could merge small units into larger ones. Häagen-Dazs had operated on the eastern edge of Waterside for 25 years. Nabila Zafar, who has owned the local franchise since 2021, announced the closing:
"After 25 wonderful years serving ice cream and smiles at the Waterside Shops, our lease is not being renewed, and we've been asked to vacate the location by May 31, 2026."
Zafar still runs her Häagen-Dazs shop at Coastland Center. L'Occitane en Provence, next door, closed in late May for the same reason. The two units are being combined into a 1,356-square-foot LoveShackFancy store. White House Black Market's 2,517-square-foot space is going to Peter Millar, and Piranesi is opening a 781-square-foot fine jewelry store across from Dior.
Each of these is a small piece of the same pattern. Waterside is redrawing its floor plan unit by unit to fit the tenants it is bringing in.
Dinner Is Moving Into Spaces That Never Served It
On the retail side, stores are trading places. The dining side shows the bigger change. Waterside announced three restaurants in April: Eddie V's Prime Seafood, Buck & Rider, and RH. They join Bricktop's, California Pizza Kitchen and True Food Kitchen. Only one of the three new restaurants is replacing another restaurant.
Eddie V's opened June 7 in a freestanding 9,991-square-foot building at Seagate Drive and Myra Janco Daniels Boulevard. The building was once a bank office and was heavily renovated. It is the region's first location of the Darden Restaurants brand, which Naples Press placed at the same upscale level as Darden's Capital Grille. Live jazz plays nightly in its V Lounge.
RH is the biggest change of all. The former Nordstrom site on the northwest corner has had no anchor since the department store closed in 2020. Naples-based DeAngelis Diamond is building a Restoration Hardware campus of nearly 30,000 square feet there. Galleries of home furnishings will connect by landscaped walkways to a central RH Naples restaurant inside a glass atrium. Naples Press described the plan as six separate showroom galleries on a single story. A department store footprint is becoming a dining room with shops around it.
Buck & Rider is the one direct replacement. Brio Italian Grille closed April 12 after 20 years on the northern end of the center. Its parent company, Bravo Brio Restaurants, had filed for Chapter 11 protection the previous August. Hi Noon Hospitality, based in Scottsdale, is renovating the 7,617-square-foot space at 5505 Tamiami Trail N. for its first restaurant outside the Southwest. The menu is built around locally sourced seafood, along with fish flown in from abroad.
Count it up. Before this year, the center's sit-down dining was Brio plus the three restaurants still operating. By early 2027, if the announced timelines hold, Waterside will have six. Two of them, Eddie V's and RH, will be in buildings that were never restaurants.
Where Each Opening Stands This Season
The dates have moved during the year, so the most recent reporting is the one to go by. Buck & Rider was announced in April for late 2026, and the summer update moved it to early 2027. RH said it hoped to open near the end of this year, and Waterside's directory still lists it as "Coming Soon" with no firm date.
Here is the timeline as of October 5, 2026:
- Open now: Eddie V's, Dior, Brunello Cucinelli, Vuori, Pottery Barn, Williams Sonoma, and Omega's temporary boutique.
- October 11: Waterside lists a Vuori workout-and-shop event at the new store.
- This fall: Anthropologie's move into its new space and Piranesi's opening, both announced but not yet confirmed open.
- November 2026: LoveShackFancy, according to the brand's own Naples store page.
- Late 2026: Peter Millar, plus RH if its target holds.
- Late 2026 or early 2027: Omega moves to a 1,848-square-foot unit near Santa Fe Café, and Van Cleef & Arpels takes Omega's current 2,519-square-foot space.
- Early 2027: Buck & Rider and TWP.
The Van Cleef & Arpels move works the same way as the rest of the year. One relocation frees a space, and another tenant fills it.
What the New Floor Plan Means for a Regular Visit
The old routines are changing. Pottery Barn and Williams Sonoma are now in the freestanding building at the corner, not inside the center. Dior has its own storefront and is no longer inside Saks. Ice cream at the eastern end is gone, and the nearest Häagen-Dazs run by the same owner is at Coastland Center. Barnes & Noble is about a mile south at Park Shore Plaza.
The bigger change is when the center is busy. Eddie V's has nightly music, and the planned RH restaurant sits at the middle of a gallery campus. Both are built for a visit that starts or ends with dinner. Until RH opens, the construction fencing on the old Nordstrom corner is the clearest sign of how much of Waterside is still to come.
