Two Mediterra homes go under contract at $3.7 million. Same square footage, same village, same view of a Tom Fazio fairway. One buyer takes possession and tees off the following week. The other joins a Sports and Beach category, gets placed on the Limited Golf wait list, and waits years for a course tee sheet that admits them as a full member. The purchase price told you nothing about which experience you were buying.

That gap between price and access is the story of the Mediterra market in 2026. And on August 1, the club quietly re-priced every home in the community without changing a single list price.

The Mechanism Behind the Price Tag

Mediterra sits on 1,697 acres straddling the Naples and Bonita Springs border along Livingston Road, with just under 950 residences served by two Tom Fazio championship courses. The Club at Mediterra caps Golf Memberships at 450 total across the 36 holes, or 225 per course. That ratio is well below the industry norm for private clubs of this scale, which is why Full Golf has sat at capacity for more than a decade and why local specialists describe a five-plus year wait for a slot to open.

The Club offers a category ladder rather than a single door: complimentary Social with residency, then Sports and Beach, Lifestyle, Limited Golf, and Full Golf at the top. A Sports and Beach member can join a "Waiting for Limited Golf" list and progress upward, but the path is measured in years, not months.

There is a workaround, and it is the single most important fact in a Mediterra transaction. When a Golf Member resigns and their home sells, the buyer can step directly into that membership slot, bypassing the wait entirely. Not every listing carries this. Most do not. Which means the resale market inside Mediterra is really two markets stacked on top of each other, and the MLS field for "price" does not distinguish between them.

The August 1, 2026 Reset

The Mediterra Board approved a new initiation fee schedule that took effect on August 1, 2026. The delta is meaningful.

Every category is non-refundable. The Board additionally approved a 2027 operating budget that includes a 4.75 percent increase in annual dues across categories.

Layer that on the resale mechanic. A home listed at $4.0 million with a resigning Full Golf Membership attached now delivers roughly $358,750 of front-loaded access value at the post-August fee schedule, before annual carry. The same home without that attached membership hands the buyer a Sports and Beach slot and a multi-year climb, with the eventual Limited Golf ticket also priced at the new schedule. Two nearly identical listings are, in economic terms, hundreds of thousands of dollars apart before anyone tours the property.

The right question at a Mediterra showing is not "What does this home cost?" It is "What does this home carry, and what will I pay to activate it at today's fee schedule?"

Reading the July 2026 Snapshot Correctly

The public market data on Mediterra as of mid-July 2026 shows 25 active listings, an average of 155 days on market, an average price per square foot of $844, and a median list price of $2,495,000. Broader Naples luxury context supports the read: in May 2026, NABOR reported closed sales up 13.9 percent year over year, active inventory down 22 percent to 5,299 homes, and single-family median prices up 7.6 percent to $750,000. June 2026 crossed $1 billion in Naples residential sales, with inventory off 23.4 percent. ZIP 34110, which includes Mediterra along with Talis Park, Kalea Bay, and Collier's Reserve, posted a 55.3 percent sales gain and a 57.8 percent median price increase to $757,500 in May 2026.

None of those figures answer the buyer's actual question. The ZIP roll-up blends coach homes, mid-rise condominiums, and estates across four communities with four different amenity structures. A 155-day average DOM inside Mediterra tells you the community turns slowly relative to the broader Naples luxury market. It does not tell you that the small subset of listings carrying transferable Golf Memberships tends to move on a different cadence than the larger subset that does not.

Interpreting the median list price the same way is a category error. The $2,495,000 midpoint sits well below the ceiling on estate homes in Il Trebbio, Verona, and Felicita, and well above the entry point for Calabria and Lucarno coach homes built by Taylor Morrison. Homes range from roughly 2,200 to over 11,000 square feet, with the community median near 4,300 square feet. Any single median compresses too many decisions to be useful without membership context laid alongside it.

What a Real Due-Diligence Pass Looks Like

Before a buyer signs at Mediterra, six questions should be answered in writing:

  1. Membership status attached to the listing. Is a Golf Membership resigning with the sale, or does the buyer enter at Sports and Beach or Lifestyle?
  2. Fee tier at closing. Which initiation schedule applies at the closing date? Any contract negotiated before August 1, 2026 but closing after should specify.
  3. Wait-list posture. If the intended path is Sports and Beach then Limited Golf, what is the current wait-list length and what is the fee-fixing policy on upgrade?
  4. Sports and Lifestyle Center assessment exposure. Members approved a multi-million-dollar transformation of the Sports and Lifestyle Center. Buyers should confirm what portion, if any, of that project remains to be assessed and how it will be allocated.
  5. Total year-one carry. Initiation plus the $8,750 joining assessment plus annual dues plus the $3,900 to $4,900 capital fee plus the $1,200 Food and Beverage minimum. That figure, not the purchase price, is the honest cost of the first year.
  6. Beach Club access mechanics. The private Gulf-front Beach Club, roughly nine miles from the residential community, was recently renovated and includes an elevated heated pool, cabana service, and a restaurant overlooking about 200 feet of shoreline. Access varies by category and season, so the tier a buyer enters at determines whether the Beach Club is a daily amenity or a limited privilege.

Where the Math Actually Lands

Take a hypothetical Full Golf buyer closing after August 1, 2026 on a resigning-member listing. Year one carries a $350,000 non-refundable initiation, the $8,750 joining assessment, dues in the low six figures depending on category, the annual capital fee, and the Food and Beverage minimum. A buyer entering at Sports and Beach with a plan to climb to Limited Golf later carries less at closing but should model the Limited Golf initiation at the post-August number, plus the years of intermediate dues, plus the 4.75 percent dues escalator baked into the 2027 budget as a marker for future increases.

Framed that way, the resale price premium a Mediterra seller can command when a Golf Membership resigns with the home is not a soft luxury markup. It is a rational discount on the total activation cost the buyer would otherwise incur. In a market where luxury inventory is tightening, that spread should widen, not narrow.

Is Mediterra an equity club? No. Mediterra operates as a non-equity club with 450 Golf Memberships across the two 18-hole courses.
